You flat out lied. #2 of you company guarantee. You made me and my wife do your open houses because you were double booked. You didn't let us borrow your moving truck. You lied about everything. We could care less about your company but please stop lying you don't know who we are. Thomas Alton Blvd. Right down the street from you. We just want to stop other people from signing with you. Waste of time and lies. No class. Especially when you promised you would buy it and you said......sorry I can't buy your house and you didn't let me out of my contract. The worst of the worst.

Negative experience: Worst agent ever..!! From his clothes down to his knowledge of the current market his approach is from the 70’s. He cost us $135,000 in lost profits because he “gave us a deal” on the commission. He never filled it out on our contract or even a price changes…he kept his 2.5% and was only giving the buying agent 2% which meant NO agent wanted to bring their clients through. We never discovered this until weeks later and the hot market dropped off. When we asked him about it he lied initially until I threatened to go to the real estate board. The house finally sold and even when the lawyer was paying out he still tried to con the lawyer and take his 2.5%. He is an absolute snake. Do not use him. To be clear, it was Lou Volk the agent of record. If you like I can post pics of the contracts in which he attempted to defrauded us as well as the attempt to get the 2.5% from our lawyer.

From Day one Lou understood what we were looking for and helped us get the most out of the sale of our home. Alison and Tony did a fantastic job staging our home. The entire process was smooth and in the end we got above asking price for our home. 10 out of 10 would recommend the team at Your Home Sold Guarantee Realty forge the sale of your home.

Positive experience: One of the main reasons we selected Lou & Allison as our Agents was the resources they offered in helping us to declutter our possessions which were substantial…and they did this very effectively. They also did a fantastic job in staging our home by repositioning our furniture and decorations with the addition of a few supplementary pieces. However the results of their marketing strategy and campaign were extremely disappointing. The video was very amateurish especially in this age of fly/walk through technology. In a hot sellers market we had less than 8 viewings in a week and two cancellations. Only one resulted in an offer which was well below the list price. After some deliberation we decided to negotiate a final offer which was still less than the asking price. We did this to avoid taking the house off the market, reducing the list price and/or prolonging the process which, as seniors, we had found extremely stressful. Guaranteed Real Estate Services Inc. did not provide us with a copy of the agreement until asked to do so a week after signing. Nor did they advise us that the Buying Agent’s commission was 1:75%. Several Agents in the GTA advised us that this was well below 2.5% (considered the norm) and was the most likely reason for the lack of interest.

Fantastic experience: In 2012 we wanted to sell our condo and find a new home in Burlington. While searching the listings I met Dan DiCecca. There was no hard sell, He and Alison came over, met us and left us to make our own decisions. We felt comfortable with them and with the services offered so we went with Walsh & Volk. It was a great decision! They staged our home, which looked so good I wasn't sure that I still wanted to sell it :) It sold within 24 hours of listing so we now had a rush on to find the right 'new home'. Fantastic experience: When we were thinking of selling we contacted Walsh and Volk and were immediately impressed with the lack of pressure. Alison and Dan came to the house for a quick introductory visit and left it up to us if we wanted to go any further. That meeting told us that they were professional, friendly and that our real estate experience would be a good one. We were not disappointed. This company has it all! They staged it to look its best, helped us find the optimum price, and even offered us their truck free of charge to help with clean-up. Negative experience: Asked for a quote for selling my home online. Never got the quote, all I got was constant email spamming to the point of harassment. Even when asked to be put on the do not contact list they still contacted me repeatedly. If you want to feel pressured into buying or selling come here, but save yourself the trouble and go to another realtor.

Fantastic experience: Lou and Alison and the team sold us our first house a few years ago, and they remain very active in our lives. They put their clients first. Treat them like Royalty. They are there every step of the way and it doesn't end when you are in your new home or have sold your house, they are always doing neat events for their clients and families.
