Negative experience: If I could give a zero I would. Out of my many years in this community I’ve never met such an arrogant egotistical realtor. Regardless of his results - his lack of professionalism, integrity, and communication are unacceptable. If sellers only knew how little he responded to inquiries or colleagues he wouldn’t get another one. Many of times we’ve looked at his listings where he couldn’t dare to answer a phone, email or text. The fact RECO even allows him to have a license is an embarrassment to the entire profession. If you’re looking to spend thousand of dollars on someone to treat you like a disposable napkin, ghost your messages, and wait until he can find a buyer of his own hire Alket Kulla!

Fantastic experience: Why would you choose to go with just any realtor who puts a flyer in your mailbox? Most realtors are paid exactly the same, but not all realtors are created equal. There are realtors that deliver way more value for your money. Alket exceeded my expectations. He performed above and beyond what I had previously experienced with other realtors. —- I first sought out Alket at a time when I was selling my home. It had sat on the market for two months. My realtor at the time had listed my property, posted it in the weekly real estate flier, and that was it. I wasn’t getting any new viewings. I had already found a new home and put an offer on it, so I needed to sell my current house as soon as possible. I was frustrated and feeling anxious. At our first meeting, Alket reviewed the prices of the surrounding homes, compared to the listing price of my home. I was surprised that homes in my area had been listed and sold for less than the price of mine. My listing was based on advice from my existing realtor. She had told me what my house was worth and I liked the answer (because it was a higher number than I had expected). But, often in life the answer that you like and the real truth don’t always align. In retrospect, I had chosen my realtor because she was very pleasant and had quoted my home to be a high value. One of the things I like about Alket is that he tells you like it is. In our initial meeting, he suggested a price adjustment that was more in-line with compramble homes. To be honest, I did’t like this advice. In my head I had already accepted that my home was worth more. But when I looked at the market conditions, it was clear that Alket had done his homework. Alket was clear that he would list the home for whatever value I wanted, but he was also clear on what he thought was a better listing price. In the end, it is always the home owner’s choice. I couldn’t refute the fact that the surrounding homes were listed for less, and were selling. My primary goal was selling my home for a decent price. I ended up listing with Alket for the price he suggested. Alket walked through my home with me and made suggestions on changes that would make my home look better. Many things were just small changes, again I was reluctant, but I was willing to do whatever I could. Alket had a team of professionals who worked to promote my home. He created a video and marketing materials that were eye-catching and were way better than any others I had seen. Alket generated more interest in my house and I had many new viewings right away. My house sold in two weeks for very close to the asking price. Alket is a true professional who delivers results. He has now represented me in the purchase/sale of four homes. I will be using him for my future real estate transactions.

Negative experience: As a real estate agent/landlord, please give receipts to tenants after they ask you over and over to do so. 7 emails/texts…why do you not provide receipts? This is your legal and professional responsibility to do so. We have been patient for over a year. It’s tax season once again and we need receipts. Is it because you are not claiming this income property as income? Please email receipts asap.You rent to students who need receipts for income tax.

Negative experience: Alket Kulla took 6 months rent upfront and a damage deposit ( although it is illegal in Ontario). He also didn’t allow me to sublet or sublease the place when I informed him I need to leave Peterborough. I decided to take it to LTB court and today I was notified that I won the case. On the court date, the legal advisor informed me that they get a lot of complaints about him (there are also several reddit about him). If you ever decided to rent a place from him, dont do it as it is not worth the headachel! Update: he still refuses to pay back what LTB court ordered and had to take it to small claim court.

Negative experience: I went with my friend who wanted to rent an apartment from him. Immediately he saw us he just snapped and spoke to us rudely and clearly stated that he’s not interested in showing the apartment to us anymore (his excuse was that we were late). His last test to us was 5:11 pm and we met him by 5:14 so I was really surprised about the condescending attitude. I couldn’t help but to wonder if it was because we are black people! Too bad ! If I could give 0 stars I would!

Negative experience: I am a university student and I rented through Alket a year ago now. I terminated my lease and he continued to take money out of my account since he requested post-dated cheques. I had to go to my bank and cancel the cheques as I attempted to contact him at his office and through text multiple times with no response. If he believes as though I am wrong and he is deserving of the extra months rent he took out of my account I would be more than willing to hear his reasoning, but he has not given me that. As I am in university, I am tight on money and he stole $600 from me. I have not even received the couresty of any sort of response from him. I do not recommend working with Alket. He took advantage of someone who he knew was not in a good financial spot.

Fantastic experience: We needed to sell our property quickly and our previous agent had not done a very good job. Conversations with a number of agents suggested that Alket was the one that would pay a lot of attention to our property and we were right. He worked extremely hard and was in contact with us often. He had helpful suggestion about what to change about the house to make more attractive and recommended staging which we agreed to do. There were 14 showings in 7 days, more than our first agent had managed to get in three months. The happy ending is that our property sold in exactly 1 week after being advertised. There were two final offers, both higher than the listed price and we chose the highest one. We could not be happier. We know that he worked very hard to get these potential buyers to the final moment and we are very grateful. We would certainly recommend him and his team to anyone. They go that extra mile to get things done.

Fantastic experience: Sold my mom’s house during COVID-19. The house was on the market for two days when we had an offer and it sold within two weeks. Alket was great to work with. Negative experience: He has a building in Peterborough where the tenant has no hot water nor have they since they moved in. His parking lot is not tended at all. I fell and hurt my hip and Back a few weeks ago. Right now that same lot is slippery with 2" deep water. No salt, No sand. I called the guy to see if he'd fix the damage to my truck after I slid into a wall. He called me names and told me where to Go.
