Tenants beware that they will not keep accurate files of your tenancy, they will miss represent themselves, they will flood you with misinformation and apply bully tactics when receiving any pushback for appropriate tenant rights. Emails go answered for weeks at a time with no appropriate follow through and they will ghost your interactions if they deem you difficult to speak to when you are only asking clarifying questions. I would not recommend this company to anyone who is looking for a landlord that respects their tenants and their rights.

Not to mention if you complain about the company on Google reviews he leaves sly replies saying he can’t find you in his records so therefore you must not exist. News flash there’s no secret cabal of trolls out to destroy your company for the fun of it, people just don’t like the way your company treats individuals. There’s multiple negative posts about this company on various different forms of social media.This is not an isolated incident Don’t trust their positive reviews please never rent from this company unless you want to be completely ignored while your living environment rots away with black mold.

This is the second time he has arrived to either fix or replace a plumbing problem for me. He is very accomodating and always gets the job done in a timely manner. We spent more then two months with a broken window .The hot water pipe had a leak, we went two days without hot water. When we left, they had the audacity to ask for compensation for a mark on a wall that they themselves had made. One of my friends also had a bad experience with them.

The town house they manage next to the one I rent from them had tenants complain about their dishwasher flood and that they think there was mold starting they did nothing about it until they had had enough and moved out. No one went to check on the house for a month after… I know because there was no foot prints in the snow. I’ve complained about not having heat and it took 4 days to get anyone in and I had to keep calling. We’ve had other issues too and now this email has come in that you can see in the images I had posted on fb and soooo many ppl have commented having the same experience with this company.

Expérience négative: My review is a result of continued lack of follow up from all levels of staff from Ground Floor properties. During multiple occasion over the past couple of months, I've sent emails and left voicemails that remained unanswered. I had important inquiries regarding lease renewals and adding a tenant to the lease (some of which were incredibly time sensitive). Yet, I only got a response after multiple phonecalls and email follow-ups. Last month our mini split stopped working during a heatwave that lasted nearly the whole month. Our first maintenance visit was unsuccessful and I was notified that Ground Floor would have to get in touch with the supplier (which could take some time). I waited a week or two before checking in for an update... I texted our maintenance worker, contacted the company via another maintenance request, and called the main office. All of which led to no response. About a week later, I got a notification that my maintenance request had been completed. On my end—when a notification was the only communication received—I thought it meant that my mini-split had been fixed. However, when I arrived home from work that was not the case. The next day, I had to call Ground Floor for some clarification on the matter. They said that they had gotten in touch with the supplier, and that the supplier would be calling me to set up a repair appointment. The supplier has yet to get in touch with me. Therefore, my maintenance request has yet to be completed. This has occurred over the span of at least 5 weeks.

Expérience fantastique: Asked to have a bees nest removed as my wife got stung and I am allergic to them. Before coming home from work that same day they had it removed! Excellent service and greatly appreciated!

Expérience négative: When all hell broke loose with the rent going up, I had been going through rough times, like a lot of people. Tried to make arrangements with them. Both property manager and Rentalsman happy to hear this. FRANCINE BOURGEOIS refused. Evicted me. Homeless for a week. I called her, refused my calls, didn't answer my voice mails and my emails, went to see her directly, when she heard it was me, closed her door and told receptionist she was in meetings the rest of day (I could clearly see her from where I was), she was not in meeting, she was talking and laughing with coworker. Then she billed me $4500 for remaining of lease. She did not try to rent it again until my lease was up. There were fleas and bugs which I had complained about but she tacked that on to my bill. I was later told it was not rentable because of fleas....same fleas I complained about!!!! Went bankrupt, she ignored this and sent it to collections. They had a summons and a garnishee order...but couldn't because of bankruptcy.

Expérience fantastique: **EDIT: THE 5 STARS ARE FOR RODNEY....GROUNDFLOOR PROPERTY0 STARS: They actually tried to make us pay for the floor damage We mentioned the damage 3 times: radio silence. We move out, they send us a bill. Went to rentalsman, Grounfloor dropped the case. They also tried to make us pay for stained floor in bathroom. I had lived in the same unit in 2007, those stains were there then. Nothing was inspected when we moved in. NO SHAME!** Someone came to fix our dishwasher that was leaking. He changed the shut off valve and said this was the issue. The next time we used the dishwasher, it leaked again. There is now starting to be damage on the hallway floor. We made another maintenance request and Rodney came this time. Within 5 minutes, he had found the leak by running the dishwasher and looking for leakage. Rodney then installed a nee dishwasher and we have not had any problems since! Great communication and great service by this man! The floors are now ruined, but the issue is fixed properly!

(Might have been because the owner took her sweet time to provide approvals to get maintenance requests completed) Glad the building was sold and we no longer have to deal with a PM company.

Expérience négative: I am writing this review in regarding 391 elmwood drive I was living in this unit for a year I had very bad or worst experience with this property. This property just looks almost in good condition from outside but is not good from inside it is not properly insulated from the walls or if you ask the property manager to fix anything firstly they will take long time to even look at the issue and secondly they will not fix properly and they say that their owner does not allow them to fix anything because it is expensive and at the end of the lease they will blame you that we damaged their property and that is not he truth and they will not give you your security deposit So I would recommend please do not rent any of this unit from this property

They make sure that their units are ready for occupancy, clean and available. I have dealt with other management people and they all they cared about is to get you in their units as soon as possible. No matter if the unit was not ready. One more thing I believe that Ground Floor has the upper hand is service. They employ several different people in a lot of different trades and are very competent. Whenever you need something done , one phone call is all you need.

Even if the unit is at ground floor there is a sufficient lighting from the window you dont feel like your in the basement.
