First, yes — we are in the business of listing and helping homeowners sell their homes, just like any other licensed real estate professional. We’re proud to share that, as of April 22 this year alone, 11 of our listings have successfully sold — historically, more than many traditional agents sell in an entire year. It’s true that some properties remain on the market longer. That’s often the result of pricing strategies chosen by the sellers themselves. We do not pressure clients to list low for a fast sale — we work with each seller’s goals and timeline, offering our best guidance while respecting their decisions. It’s important to keep in mind that asking price is the number one factor in generating offers and showings.

Regarding your specific listing: You were provided with a detailed Comparative Market Analysis (CMA) by a licensed real estate agent, with a suggested range of $1,200,000 to $1,300,000. You chose to list at $1,249,900 — which was entirely your decision. Your property was tenant-occupied during the listing period — two separate units with additional roommates — and showings were limited to a two-hour window, Monday to Friday (5–7 PM), with only slightly more flexibility on weekends. These restrictions significantly impacted accessibility for both buyers and other agents.

However, despite those limitations, your listing had: 7 agent-led showings, plus 2 additional showing requests declined by your tenant, 7 open house events facilitated by our licensed partners, 29 phone calls and 213 text messages exchanged with you.

Once the property became vacant, you chose to switch to a traditional brokerage and reduced your asking price to $1,175,000. This created a new product — vacant and fully accessible — at a lower price point. You ultimately accepted an offer of $1,130,000 — $45,000 below the reduced asking price — and paid an estimated $38,750 in commission fees. After all costs, your net was approximately $1,091,250. Had you remained with us and adjusted your price accordingly, you may have achieved a similar or higher sale without the added expense — but again, that was your decision. We take pride in offering a smart, professional alternative to the traditional real estate model. We understand that our approach may not be the right fit for everyone, but it delivers proven results and puts more money in our clients’ pockets when given the opportunity to do so.

We don't act as representatives for sellers or buyers, nor do we offer legal advice. Instead, we include a lawyer in our package to handle the legal aspects.
It's been three years since I assisted in successfully selling your unit, during which time we had multiple in-person meetings where I addressed all your questions. According to our records, you didn't need to engage a separate agent, as your lawyer handled all necessary documentation.
Regarding the cost, it's important to clarify that you didn't pay the $7,000 you mentioned; you did not pay anything to me.
