Negative experience: .If I could give zero stars, I would. Classic bait-and-switch operation. ​I drove an hour to view a rental suite listed on their website for $969 + utilities—a price and availability I explicitly confirmed with them over the phone just the day before. ​When I arrived, a representative named Shrey (who claimed to be the manager,he is not) told me the suite at that rate was unavailable, but showed me a higher-priced unit instead. Meanwhile, the $969 listing remained active on their website. ​When I called out the inconsistency, Shrey flatly refused to honor the advertised price, offering $1,054 instead with "free" $15/month parking as a concession. They told me they'd send me an application which they have not and now Shrey is not answering my calls. ​I was ready to rent the suite today if they had simply honored their own advertised price. Save yourself the drive and the headache—do not trust their listings.

Fantastic experience: experience with Avenues Living has been positive overall. The properties are affordable and located in convenient areas, making them a great option for renters. The team is generally helpful, and any concerns I had were handled in a reasonable time. It’s a solid choice if you’re looking for good value and a straightforward rental experience.

Fantastic experience: I live in the poplar area, the housing agents were so nice to me in showing many apartments and I choose 5313A 38 avenue wetaskiwin. More especially Shrey was so patient. Although all of them were so welcoming. They are doing a good job. I hope they continue in that spirit.

The landlord/management was responsive and helpful whenever anything came up. Overall, I had a positive experience living here and would recommend it to others looking for a nice place to stay.

The staff are friendly, prudent and helpful and the properties are tidy, livable and affordable. All-in-all our stint renting from avenue living Wetaskiwin has been very positive!

Negative experience: It’s been about 7 months since we asked for avenue living to fix the mesh screen of each window in our two bedroom. I ended up having to fix the one in my kids room myself because even after several calls, they did not come and lots of flies were getting in making us all uncomfortable. Now the one in the other bedroom has still not been fixed and we’ve had to close it off since then, so there’s zero ventilation in that room. Every time I call the customer care, they lie that the screen is on order. It’s been on order for 7 months? I can’t wrap my head around why they have just refused to fix it. What a shame.

Fantastic experience: I’ve been with Avenue for sometime now. I have seen the bad and the good. The last couple years have gotten so much better and the office staff have been fantastic. Two steady awesome maintenance guys, a steady communicative office admin Laura, manager Wasim and the new rental guy I see around occasionally. I’m glad to see the positive changes and proud of where I live now. The change in office has been positive and I see the hard work everyone does. Thank you to everyone for bringing about the positive changes. And thank you Laura for sticking through it all and being there for Wetaskiwin tenants.

Positive experience: Avenue Living has been a great place for my family to live. Laura, the manager, although not living on property, really helps and is always takes care of needs. Rent is a little high for the place, but aside from that, Laura makes it manageable abd Avenue Living as always prompts with any repairs or needs. Overall it’s great, just a little high in price.

Fantastic experience: Our experience with as great and I have absolutely no issues. I believe if you follow the rules and take care of things they will bend over backwards for you and that is exactly what both the office and maintenance staff did for us. They understood our issues and work quickly and efficiently to correct the problems. Not only would we recommend renting again from this office but we did !!

Positive experience: I rated three stars because the rent increases that have occurred were massive and have made it harder to make ends meet. However the office admin has been very helpful, and kind. Also very patient and willing to take time to answer questions, and solve problems. Thanks Laura.

Fantastic experience: I deleted my first 5 star from 5 years ago so I could re review - Laura has been the absolute best to deal with. She is always on top of anything you need and is always there to help. I’ve got nothing but good words about her, and she makes this company worth working with. She should be the spokesperson! I deal only with her as she is always professional, kind, quick and solution orientated. For 5 straight years she has been my contact and I couldn’t see it any other way. She is simply the best of the best.

Negative experience: RRRUUUNNNNNN!!!!!!!! Scam Artists - evict ppl 3 days after moving in and then say you don’t get your damage deposit back cause I broke the lease ?? I didn’t break any lease you falsely accused me of non payment of rent (which I have proof of all rent paid for the last 13 months ) but I lived in my unit for 3 days when I got my b.s notice!!!!!They also charge more for your damage deposit than what your rent is which IS ILLEGAL!!!!!!!!! Moved into a new avenue living unit on a different side of town. First issue is there’s a ton of issues with my unit, I’ve contacted with no reply yet. Second issue, the area I’m in now, I’m charged $30 a month for “Security” … I don’t keep my empty cans inside my resident as I tend to save mine for when they are needed. I’ve lived in my new place for maybe 3 days, and had at least $100 if not more of cans in bags on my balcony... Someone stole them all!! I don’t know how someone even does that!?Being a single mom of 3, that currently is unable to work, on a very tight budget, that was a bill, groceries, medicine and now it’s just gone … so what type of “security” am I paying for? Theres no camera’s anywhere, I have a deadbolt and that’s it, I don’t see “security” walking around & I know avenue living probably won’t even care as long as they get their money

Negative experience: We moved into one of their complexes on July 1/23 and was not happy with the move in. There is a number of issues that I brought to their attention a month ago and to date these issues still haven't been resolved. The day we moved in there was only one window with a screen and it was damaged. I called that day and I was told they will try to get someone in today and if not it could be a week since they have their supplies shipped up from Calgary. A so called maintenance man did show up on the move in date and installed screens to all windows except for a door screen on the sliding door which we are still waiting for. The bathtub faucet is still loose, the drain in the downstairs bathroom Is clogged as well as the kitchen. The entrance door, we couldn't get a key for the door handle because the locking device is broken and only rely on the deadbolt for security, the issue still has not been resolved. An external light switch box in the basement is basically dangling there and not properly fastened. The fridge freezer door is still missing two rails, so anything will fall off when you open the door. The oven was not properly cleaned and one dial on the range does not turn but I fixed it. No towel bar in the downstairs bathroom which I will install. You can not grab onto the hand rail until you hit the second step at the top of the stairs going up to the bedrooms, it is also to low, not up to code for sure. There are a few more issues that needs to be addressed but I could be waiting a long time to have these issues addressed, so I will address them myself, it's not rocket science. Comments from a very unhappy tenant, I hope this isn't how you look after all your complexes.

Negative experience: They were good to me until today, they are cancelling their fixed utility agreement and trying to make us resign a lease 4 months into my ORIGINAL 12month agreement. No, just no.

Fantastic experience: I've been renting with Avenue Living for almost a year and I really love their professionalism when it comes to their tenants, how they're organized, reliable and very trustworthy. I would recommend anyone to live here my landlord is Kaila she's very kind, always willing to help, very patient and her communication skills are great always keeping me informed when needed.

Fantastic experience: I'm glad I decided to rent an apartment from Avenue Living. The approval process was quick and easy. The rental cost is very competitive and affordable. The hallways and common areas in my building were painted this month and new flooring was also laid. When I first moved in, a couple of minor issues were dealt with very quickly by Phil, who looks after the maintenance issues in this building. Whenever I see him around the property he's always got a smile and a friendly word. It actually brightens my day whenever I see him.

Fantastic experience: Would just like to thank Phil who came to my unit to look at the fridge because it was not working. Then returned with a new fridge the same day, he was very professional and understanding. I also had to call avenue living because my hot water was not working he came right away and told me what the problem was. Great job Phil

They listen to the concerns of their tenants and do their absolute best to make sure everyone is happy in their buildings. Kaila is def one if the best landlords i have ever had! Negative experience: The worst company ever, i wanted to leave no stars but wouldn't let me. All there after is the almighty dollar, there properties are horribly run with minimal improvements. Ripped me off for $5000, stayed at one of their apartments for 2 weeks, had to move, but because I signed a lease, they charged me rent for 6 months, couldn't make an exception? Really? Greedy company!

Fantastic experience: The Wetaskiwin office has been great! I needed a bigger place and not only did they accommodate my family and me but they did it so quickly! Any repairs or concerns have been rectified immediately as well. The team keeps themselves available at all times by giving you their work numbers and they monitor their phones 24/7. I am very happy to be renting from this company. Wetaskiwin has an amazing team.

Negative experience: Paid rent 4 months in advance and Avenue living still deducted rent from my account. Very unprofessional, and disorganized. Was promised a mattress with my move in, and after signing the contract I was told I do not qualify for it.

Fantastic experience: Ive been with avenue living for over a year now and I've never had an issue. They're incredibly responsive when issues come up in the suits themselves, as well as accommodating with requests. Both suits Ive lived in have been a pleasureable experience. Ive worked with Laura and Kaila and have nothing but positive things to say. They respond to middle of the night or morning texts on weekends and have always been happy to help!

We were looking to find a place to call home and thanks to our wonderful manager we have found that place. We originally were looking at other properties but our manager knew from meeting with us and talking with us that the original location we chose would not be suited for us so she showed us another location and we fell in love. Kaila is amazing to deal with and helps with any concerns or questions. The properties are amazing and well maintained. I cannot say enough good things. =-)

Fantastic experience: Our family has been here for 6 months now. We love our place it's so spacious, all new appliances and newly renovated. It's so close to all amenities which is so convenient for us. Found a job just minutes away from our home. Our kids school is a couple blocks away too. Love it here and the maintenance team is so fast and friendly. Definitely would recommend Avenue Living to other families that are looking for somewhere really convenient to live. Also management is so understanding.

Since new management they cleaned the whole place out which makes me feel safer and also my lease is due in October and was offer a renovated unit which looks awesome The staff is great and friendly and considerate. Fantastic experience: Had a bad experience with Dania she would just roll her eyes at me when trying to ask her questions. I felt belittled by her. Then went in with another issue and Laura Sanderson and Rhonda was on the ball and had the issue fixed the next day. They were very easy to talk to and understood our concerns. Didn't make us feel like idiots when we tryed to explain a concern like Daina made me feel. Laura listened and took notes and was very kind understanding and was there to help. If it was up to me I would keep her and landlord and put Daina in another department where she don't deal with people alot. I'm giving five stars to Laura Sanderson thumbs up and she is my favorite

Fantastic experience: I have rented from avenue living for the past 7 months now and just signed a year lease. I love my place. Great price and perfect for just me and my daughter. Laura Saunderson is the best. Very patient with me and understanding with my situation being a single new Mom. The ground keepers here are amazing keeping the area clean and put together. If I have any questions or concerns I know Laura would be very helpful with anything in her power. When I first moved in Dayna was the landlord and she was very down to earth and very willing to get me into my place. Those two Ladies are the best and great to deal with. I like stopping by their office just to chat. Amazing women. I look forward to renting with them for hopefully years to come. My place is the perfect location close to almost everything here intown. I give them five stars if I could give them more I would. I'd recommend these places to anyone. I actually recommend a friend to rent from them and he got himself a three bedroom in the same places. Dayna was extremely helpful with getting them in here and got them in fast. Thanks a million I love it here. Keep up the good work ladies.

Negative experience: It's ok. But fir the price you can live downtown Edmonton or Calgary

Fantastic experience: I have a business at Wetaskiwin Mall and I find the Maintenance Staff very helpful and experienced. They are helpful with any situation that arises and suggestions that work. Brian did more in the first month he was here than the previous staff in the last couple years. All the staff is always friendly.

Negative experience: I was on disability took the insurance company almost three months to pay me was two months behind on rent I was told to leave. They charged me $7900 kept my damage deposit of $1025 and I was charged 6 months power of $575. Living there was hell had drunk people past out on my steps, had to call rcmp on neighbors more than 9 times for here beating up her boyfriend etc. Always the excuse that they could never do anything. Well why don't you do better rental checks get good tenants in. Took them 6 weeks to fix my hot water tap. The house got so humid the paint started to peel of the ceiling in the bathroom. The people I spoke to in Calgary were quite rude. I would never recommend this rental company.

Negative experience: When I first moved in, there was a cat smell and the cupboards and air vents were falling apart. When I declared that I was moved out, they were still pulling rent money from my account even though I specifically told them I couldn't afford rent anymore. They charged me 3 months of rent and added on other bills which came to the staggering $8000+. I'd be careful renting from these scam artists.
