Negative experience: I just had a terrible experience with a woman on the phone that works here. I booked 3 appointments for today 06/19/2025 with Goldmar. The first appointment I booked at 9:30am went well. No issues. The next 2 appointments I booked at 11am and 1pm were apparently “auto cancelled by the system.” But I didn’t know this and I showed up to the 11am with no one there. I thought this was strange so I called the office at around 12:30pm to let them know what happened and to make sure that it didn’t happen for my 1pm appointment as well. The woman I spoke to let me know that my appointments were cancelled because they weren’t confirmed, but I knew this was strange because I definitely confirmed the appointments via email. If I didn’t, then the first appointment would’ve been cancelled too and yet it wasn’t because I followed the procedure. So why did this girl assume that it was “user error” and that I didn’t follow the procedure for the next two appointments??? Why would I confirm one appointment and ignore the others? That doesn’t make sense. Yet she was CONVINCED that I was just making this up. She accused me of lying, called me rude even though she was cutting me off constantly and then had the nerve to HANG UP ON ME, even though I never once raised my voice at her. Goldmar, you cannot have a person who speaks to people like this in a customer facing position. She alone has made my experience working with you so poor that I won’t be using your services in the future and that’s a shame. Losing business because of one mouthy employee is a shame. Do better, all of you.
Fantastic experience: Patrice and her team are absolute gems. We’ve owned and operated many properties in 4 provinces and they are the real deal. Unfortunately we went through some terrible property management teams before striking gold but better late than never!! If you own a rental property and need a team that will genuinely care for your investment and for your tenants, Goldmar is hands down the best option. Period.

Larissa showed me around my current unit, and when I was ready to upgrade to a full house, Larissa was all over finding me what I needed in my budget and kept me in mind until something did come up. I am moving to a new home Feb 1st still through goldmar. My experience with goldmar the last year has been phenomenal. I also dealt with Tara from time to time for maintenance and she was very responsive, diligent, and kept me in the loop. I recommend goldmar to anyone looking to rent! Negative experience: investors and owners beware Goldmar does NOT maintain properties nor do they uphold their word when they agree to reimbursements for mantaince done to units . A simple search on the Canill website shows Goldmar does NOT stay true to their word as they purchase units in need of repairs and do NOT comply with repairing them. They have the highest number of cases before the LTB because they do not work with tenants and are chronic "slumlord filers", abuse the system, and create excessive amounts of unnecessary "homelessness". The units are below property standards as they have many orders by the cities and default on them causing fines to the actual owners and investors. Truly disgusting company... Has half the city living in below standard units, no heat in whole buildings during winter months, etc. the amount of tenants who have reached out to myself personally to inform me of their own personal experience with them is truly DISGUSTING!!! we personally had no hot water for 8 MONTHS WITH 5 KIDS, even when ordered to buy the city. they abuse the system in every way they can.
Negative experience: Goldmar handles the apartment building I live at in Windsor, Ontario. The building is located at the corner of Lincoln/Assumption street. The building is old and falling apart. They charge ALOT of money for a building that infested with Rats and Mice. The fire alarm system is old and has alot of problems. They refuse to update it which puts people lives in Jeopardy. The rear fire escape stairs were falling apart and unsafe. It took the fire Marshall/inspector coming out for them to fix the stairs. The residents smoke pot and cigarettes in the back. It stinks so bad and gets into the apartments. Some have young kids and they don't deal with the issues. The lease says NO SMOKING ON PROPERTY. We had cleaners coming out once every two weeks or so when Goldmar took over. Now, it's hardly ever. It's quiet, but they need to do a better job taking care of the property.
Fantastic experience: Highly recommended students apartment. Building is always clean and well kept, general vibes is that of peaceful and quiet and is the perfect fit for conducive living and learning. Maria Charles, the property manager is always at the helm to provide help and support for people in the building and she's amazing at that. I have personally had a great time at this property and would ask folks to check it out.

Any problem that came up, they took care of it swiftly. The environment is also safe and clean to say the least. A special mention to Maria Charles who has been nothing short of amazing! Fantastic experience: I am so grateful and blessed to have my new home with Goldmar. Larissa helped me with viewings until I found my home. I truly love my new home. Though Ive only been here just shy of 2months.. any and all maintence issues have been handled promptly and professionally. Especially while going to viewings, they're usually quick walk throughs, so once I moved in and found little things.. eg a sink had a slow drain.. it was cleared out and I now have a fast flowing drain. The next day it had been taken care of, very grateful for that.Thank you Goldmar. Thank you Larissa. 5stars from me. And bonus. My neighbours so far are also great!! So thats a bonus.

Negative experience: My time dealing with this property management was nothing short of a nightmare. They are unorganized, careless, and have zero respect for tenants. Any time you call them for help, they barely listen and often hang up on you, leaving issues unresolved for weeks. Even simple maintenance requests turn into endless waiting — no updates, no follow-through, and no accountability. On top of that, they charge unnecessary fees, and when you move out, they find excuses to keep your deposits instead of returning them as promised. The entire experience was stressful, frustrating, and disappointing. I would strongly advise anyone looking for a rental to stay away from this management — they make living there a constant headache.
Negative experience: ⚠️ Honest Review – Please Read Before Renting Absolutely terrible experience with this property management company. They are completely unprofessional, unresponsive, and careless when it comes to maintenance issues — you can report problems for weeks and they will simply ignore you. If you try to call them, they don’t listen and often hang up on you, showing zero respect or concern for tenants. When I decided to move out because of their awful service, things got even worse. They charged a $250 “administrative fee” and demanded that I find someone willing to take over the lease for a full year, not just for my remaining months. They also collect a key deposit, which they promise to return after move-out, but they never refund it — instead, they make up extra, unjustified charges to keep your money. This company operates in a dishonest, greedy, and highly unprofessional manner. Renters beware — they take advantage of tenants, ignore your concerns, and make the entire experience miserable. Avoid this place at all costs.
Negative experience: We are facing multiple maintenance isssue at our unit. This property management hardly responds to the maintenance request but if you are late for a day for the rent they sent the legal notice. This company is rent collector rather than a property management. Stay away

Negative experience: I could not recommend Goldmar less, absolutely awful and scammy service. Refusing repairs to tenants, rude service, pocketing the monthly fee without actually managing the property. Then when you end your service with them and find a new property manager they make up scams for extra cash.

They didn’t have enough money to fix the power in my unit but sure had enough for a fancy lawyer when I refused to pay rent. Beware of this company. They don’t care about you or the un-livable conditions of your rental. Will literally keep you in the dark for months.

Negative experience: I’d put 0 stars if I could. Absolutely the worst company you could rent from. They never answer your maintenance requests, the property is not up kept whatsoever.
Negative experience: Live next door to a Goldmar rental, have nothing but bad experience since they took over property. Garbage everywhere, front of property is a mess, long grass and weeds and now I have landscaping damage to front of house due to unruly tenants. Called and complained many times to Goldmar, nothing has been done. Don’t let this company take over houses in your neighborhood it will be nothing but headaches.we are currently looking into taking legal action.
Negative experience: If I could give zero star I would have done! Terrible service and responses, even small complains or concerns appears like mount-everst to them. They will just play game of mailing but no solutions. I paid rent and forgot to mention my address in notes still I mailed them which they confirmed at a time, and they forgot to take it on record so next month they issues LTB on us when we counter they charged us with LTB fees. I don’t what they are doing.
Negative experience: Horrible horrible, I only have bad things to say, my wall in my bedroom has been falling apart since august, they just ignore my emails now after being called out on lies about them fixing it. My bathroom has had a leak above the light switch for over a MONTH and they’ve done nothing about it.
Negative experience: I am not currently nor previously a tenant of Goldmar, nor will I ever be after the experiences family members and friends have previously and currently experience(d). They need to be held responsible for their neglect, their incompetence and the suffering and grief ALL their tenants. The landlord/tenant board needs to be more involved with this company and the company needs to be shut down. I don’t know how they’re getting 5 star ratings, at this point I just assume they’re fake reviews. Their disregard is absolutely disgusting and unacceptable. Anyone who reads all these reviews needs to be aware, the 0-1 stars are how this company actually operates, not the 5 star reviews. Do not rent from them, please. It’s not worth it just for an overpriced roof over your head. I do not want to see more people than I already have suffer because of this company.
Negative experience: If I could give this company no stars I absolutely would. I thought marda management was bad oh boy this company tops the cake. I moved into a new house and there was a few things that needed to be fixed and it was noted. I was told these issues would be fixed prior to moving in. I move in a month later and these things are still not fixed. I discover more things and then it goes into month 2 of me living here and still not fixed. These issues are not small issues. It’s bigger issues like ceiling constantly leaking water, windows not working properly, huge hole in the ground, cracked tiles that people could easily get cut on. It’s actually really irritating when you know these issues have been addressed to them and they don’t care to fix anything. My door is mangled. They sent someone out to get measurements haven’t seen the guy in 2 months. Are they ready and offer multiple ways to pay your rent? Of course. But they never want to fix the issues that need to be fixed. My fridge still doesn’t work properly. But apparently that’s not urgent. And this isn’t a cheap unit. Be very mindful when moving with this company. They are quick to take your money but your issues along the way will not be addressed. And when you call about these things you get cut off multiple times when trying to explain you issues customer service is really horrible. If you move into a place and there is an issue do not believe them when they say someone’s coming to fix it. Either do it yourself or wait a million years on them.

Negative experience: I hate writing negative reviews, but GoldMar is genuinely the most incompetent property management company (to the point of breaking laws with regard to maintenance neglect). I have been extremely patient with them for approximately 3 years, but nothing improves no matter what we are told. I truly advise to NOT rent any property that is managed by GoldMar under ANY circumstance.
Negative experience: Awful property management company for investors, stay away. Patrice managed my property for a year and did a bad job of following up with tenant, was not communicative or transparent. I ended up firing them and moving to another management company, best decision ever.

Negative experience: 0 stars. My building is poorly maintained. Service requests are ignored. Communication is horrid. They changed the locks of a Tennant without his consent or proper warning. I had to install my own towel rack, and closet bars when I moved in because they hadn't installed it like they promised when I was originally viewing the unit. They wouldn't send anyone to hook up our dishwasher until I started to call them daily for weeks. I could go on but you get the point. They disappoint at every opportunity. Stay away
Negative experience: I had the unfortunate experience of choosing Goldmar Property Management to handle my property in Windsor for a 1-year contract, and it has been nothing short of a nightmare. This company is a total rip-off, and I urge anyone considering their services to look elsewhere. First and foremost, they charged us for unnecessary repairs, padding their invoices with bogus charges. When it came to repairs that actually needed to be done, the costs were astronomical. I decided to do some digging and contacted the contractor who provided the quote. To my shock, I discovered that a simple repair cost was over double what Goldmar was charging us. This blatant overcharging is unacceptable and highlights their unscrupulous practices. Additionally, do not trust Patrice Surette, who is associated with this company. She has a history of being convicted of insurance fraud, which should be a major red flag for anyone considering their services. Her involvement only adds to the distrust and lack of integrity that this company operates with. In summary, my experience with Goldmar Property Management has been a disaster. They are dishonest, overcharge for services, and lack transparency. Save yourself the headache and avoid them at all costs. There are far better property management companies out there that won't take advantage of you.
Negative experience: We live at 871 Janette Avenue in Windsor and Goldmar Property Management has been horrible! Our building has cockroaches, mice, rats, a massive sewage leak. Our building common areas have not been cleaned since at least the last week of September 2023. Electrical issues from vermin eating wires, broken entry door. We had to fight for almost a month just to get 1 smoke detector. We have never spoken with the Property manager as they refuse to talk to us. Both the property manager Alexandra and maintenance manager Tara have straight out lied to us numerous times. I have every text, email and pictures to prove. When we moved in, our unit was filthy, fecal matter on the toilet, grease everywhere, cigarette butts and dog poop / hair. We only have 1 operating Emergency Exit sign. Goldmar neglects this property so much, that even the landscaper only cuts half the lawn.. they don't weed whack or even pick up the garbage. The exterior of our building looks like a dump site. When we moved in on Oct 3, 2023, they tried to shake us down for another month of rent. Alexandra even tried to send their maintenance guy in our unit without notice but my dog wouldn't allow it. If you want to be bullied, lied to and generally treated like you are nothing.... contact Goldmar. Mike

Negative experience: This is not a company for tenants, their only interest is working for the owner/ or real estate company. That only wants maximize the property's financial gain. Anyone with long-standing tenant's are protected by the LTB. So they are hired to do anything possible to evict, intimate, harass, so tenant's will leave or try to make false claims with the board to get them out. I was left for 4 months with no heat last year, Goldmar only ignored, deflected blame on employees, and never followed up. I finally got used heaters in April some time when i no longer needed them. Goldmar is suspiciously operating as a property management company but do not maintain or repair anything. The most they did was hire someone to cut grass , clear snow, and COLLECT RENT FOR OWNERS! Make it possible for owners to get away with dealing with tenants and their responsibilities. ANY AND ALL PROPERTY MANAGEMENT COMPANIES NEED TO BE INVESTIGATED AND SHOULD BE SUBJECT TO LICENSING IMMEDIATELY BEFORE INDIVIDUAL LANDLORDS. Then we will see a drop in wait times and unnecessary or illegal forms or files being sent to the Landlord and tenant board!!
Negative experience: Terrible company, was with out hot water for weeks with no help, the washer and dryer were never fixed the whole time I was there, neither was the porch which was falling apart, power was out for three days, lost all my food and was never paid back This is marda and York levels of bad
Fantastic experience: Goldmar has been so amazing so far!! Been renting from them for two years now, and every issue we have had has been solved super quickly! Have had a few problems with frozen pipes/ leaks and even on weekends and holidays we have gotten maintenance people sent out asap. Tara and her team are awesome and super accommodating. Great company to rent from!
Negative experience: Leased a South Windsor basement to be given the place as a barn, place was disgusting , fridge was left closed and unplugged and is growing mold, stove has a burner out and wrong size racking in oven, all drains are backed up, washing machine has chunks of mold and dirt coming from it, shower head is leaking, all windows either dont latch shut or close at all. It's been 3 days with no resolution. Every appliance or room has issues with it this should've been cleaned and looked over prior to anyone signing a lease it's called due diligence. A car salesman won't sell you a car without wheels and am engine and tell you it's ready to go and working as should This is absolutely unacceptable and would not recommend to anyone make sure you do your own inspections because thos property management has dropped the ball

Negative experience: Horrible landlords. When I moved in the apartment reeked of cat urine and everything was damaged. When we complained about the state of the place upon move in, nothing was done to assist us. When we attempt to contact our property manager in regards to repairs or obtaining all the required garbage disposal materials we get no answer, no call back, and no assistance. When trying to make our property livable they turn a blind eye. There is too much wrong with this company to even get into on this review. Absolute slumlords.

Negative experience: I wish people would put their real reviews up so these fake ones don’t trick people into renting. My family member went through an absolute nightmare with them and ended up losing so much money, property, time, etc. it’s so hard to put into words how unprofessional they were. * 100% these 5 star reviews are fake. They try to change the name because of their awful reviews. There is no way on earth this many people have them 5 stars, I absolutely don’t believe it. I’ve NEVER come in contact with a business like this. You wouldn’t believe half of it if I told you. Do NOT deal with this company you will regret it

Negative experience: Tried several times to arrange a viewing at some of their rentals. The first few were either cancelled day of or rescheduled last minute. When I finally got a viewing scheduled they messaged me less than an hour before that they would be 20 minutes late, we got there at the new time, waited for about 10 minutes before trying to text someone, no answer, tried calling and it's just an automated message giving us the option to cancel/reschedule our appointment or press # if we were there but there was no agent to meet us then the call drops. After another 10 or so minutes we tried calling the phone number on the Goldmar sign out front, no answer once again just voicemail, and then I get a text message from goldmar thanking me for viewing the unit and please provide.some feedback. Unbelievable waste of time
