Fantastic experience: Ex property manager here. I can honestly say Ardent is the best company I’ve ever rented from. I absolutely hate renting, especially from nosy Owner/landlords that don’t follow the RTA. I rented off Ardent for the last 3 years and bought a home so I moved out. Absolutely every by this company is by the books. Any time I needed something fixed they were promptly on it, and they return damage deposit when cleaned properly at move out (you’d be surprised how many scum bag landlords keep the deposit regardless of condition and make you go to RTA to get it back). I’d definitely rent from Ardent again if I ever needed to, I highly recommend

Alex Zhou, our present manager, has been very helpful,maintains great communication with our council and follows through expeditiously with matters arising. Negative experience: Zero stars, foists repair responsibilities onto tenants, absolutely refuses to do their jobs as the landlord and fulfill repairs. Insists that the tenant must make arrangements to let maintenance or repair personnel in for them. I personally am not able to just take time off work willy nilly because they won't do their jobs.

Negative experience: EXTREMELY BAD SERVICE to STRATA HOMEOWNERS!!!! Edited: 1 year later….. (18 months post water damage ) Had some patch work done by MULTIPLE contractors coming and going. Still have an open ceiling in garage. Garage door was off for months then installed wrong and broke spring so we paid out of pocket for that. There are rumours of rebuilding our deck but still no phone call or email from Ardent telling us what is going on or scope of work. We have no idea what is happening. …………… We're going into month FIVE (5 ) with black mold and white fungus growing on an open ceiling. Our home office was torn apart at the same time (second week in January) which isn't ideal - when you work from home!!! ZERO communication to us about anything at all. Extremely poor planning/logistics with contractors who never show up. He blames council - council blames him. .... And the excuses are never-ending. We're stuck in the middle of a black fungus moldy open drywall mess. Thanks.

Negative experience: I’ve never had to deal with Strata before…what life lesson this has been. Ardent is NOT easy to work with, Rob is not a people person and should not be manager. Our Strata fees have more then doubled in two years and I can't see where the money is going. They hold annual general meetings via video still and it seems to me, they like to put bandaids on the big problems instead of fixing them(like water draining) but hey we got our speed bumps painted. I would not buy a property run by them again.

Negative experience: I was a homeowner in a strata building and ardent was THE WORST to deal with. They put in a bylaw to prohibit smoking within so many meters of the building due to so many complaints of the smell but when people violated the bylaw they ignored those that submitted complaints and didn’t warn the individuals with heavy smoking habits. I lost a tenant because she had to start using her puffer again due to my unit smelling like smoke and I lost the enjoyment of my balcony and property. When it came time to pay a special levy, they lost my money order so then I had to sort it out on my own time because they’re so unorganized. Avoid them if at all possible!

Negative experience: First time renting through an agency and I will never do it again. Have been without a washer for 22 days and counting. I had to reach out to even get an update on the situation. Emails get left without answers for 2-3 days minimum. Noise Complaints with tenants above us not getting dealt with. I have heard from a neighbour that multiple previous tenants have complained about loud music, doors slamming and unnecessary noise being made yet still nothing dealt with. After meeting with the property manager and seeing emails from her, she seems completely unprofessional and is just there for a pay cheque. After reading the horrifying previous Google reviews, I understand what other people are talking about.

Negative experience: Extremely poor service. Totally corrupt management. Rob Kelly is totally corrupt. They are stealing the money and not providing any service. Take my advice never buy a property that is managed by Ardent. They will shut up essential services without warning and wont tell you when it will be restored. They dont do any maintainance work either

Fantastic experience: As a contractor that completes jobs at some of the local strata's that Ardent manages I can say they are wonderful to work with. Chad is professional, friendly and has great communication. He is very respectful in his interactions and realistic in his expectations. All of us at Good Old Days Strata Maintenance are pleased to be contractors to Ardent Properties.

Positive experience: I sat on the Strata Council and had firsthand experience witnessing our building’s transition from self-management to professional property management by Ardent Properties. Ardent’s manager, Nick Smith under the overall guidance of Rob Kelly, General Manager, systematically resolved a number of ongoing thorny building maintenance and (potential) ownership conflict issues. The transition was smooth and basically completed within Ardent's first year of engagement. Thereafter, as an individual owner, I also had a satisfying experience of getting timely assistance from Ardent to facilitate the sale of my unit. In both cases (as a strata council member and an individual owner), I was impressed by the Ardent's professional and responsive approach to problem solving. I would not hesitate to recommend the company.

Negative experience: Deliberately ignoring a noise complaint that's severely affected our sleep and well being after dragging it out back and forth via email for a month. Took multiple emails to even get a response in the first place, and multiple emails sent out and about a month's time to get a simple sprinkler fixed. Hope this helps and no one else has to suffer through a mess like this.. or at least be able to anticipate and reconsider using their services.

Positive experience: We had a short period of stay in one of the rental units and were very satisfied with the professionalism and prompt communication with their services. Particularly, Warren was very helpful managing our rental unit.

Fantastic experience: I rented an executive home through Ardent Property management for 2 years prior to the sale of the property in June 2021 and was very satisfied with the level of professionalism at every point. In particular, our manager Warren Mann was always prompt in his responses to our questions & requests regarding the property. I found their application process to be thorough but fair and each person I dealt with on any occasion to be helpful & kind. As a tenant, I understand property managers represent the Homeowners interests but in my experience with Ardent Property management I feel they also do a wonderful job of taking care of the tenants as well.

Fantastic experience: I have been 100% satisfied with Ardent Property managing the property I own in an upscale condominium. It has been painless and seamless. In particular, I would mention Warren Mann, who has been on top of every problem we've faced from the get-go, being very communicative and efficient in handling these difficulties. I'd also mention Eric Makaro, who is my go-to on the financial side. Very 'available' to my calls, and efficient in his management of my record keeping. If I need an explanation, he's there. The best thing I can say about Ardent over the 10 or so years of our relationship is that it has been completely painless. I know that my property is in good hands, and I view Ardent as my investment partner.

Fantastic experience: I rented a home in Nanaimo through Ardent Properties 2017 to 2020 and had a positive experience. Over the three years I had very few issues but when I did, for example I could not get the fireplace going or had a leaking faucet, Ardent had someone out to fix the issue the same day or next. Very professional and quick to respond.

Negative experience: very poor experience, not worth the hassle. There are much better property management companies out there to choose from in my personal opinion.
